Bracknell and Wokingham weekly planning roundup

Property owners have again been busy applying for new developments in the boroughs this week.

In Bracknell, an application for pre-approval has been submitted which proposes the conversion of an accountancy firm into flats in Binfield, as well as the construction of a new employment building following the demolition of the existing office at Thames House in Cookham .

Meanwhile in Wokingham, a project to build two three-bedroom detached houses following the demolition of existing accommodation in Crowthorne, as well as a project to convert a stable into a residential annex for a disabled person in Finchampstead.

Prior authorization to convert an accounting firm into apartments at Lexham House in Binfield (22/00602/PAC)

An application for pre-approval has been submitted proposing a change of use of the first floor of Lexham House in Binfield from commercial to residential use.

The layout for the site, located on Forest Road, was submitted by Edmonds Holdings.

The plan outlines a plan to convert only the first floor of the premises, which was occupied by Edmonds Accountancy Ltd until October 2021, into two new apartments.

The tender proposes to construct a one-bedroom apartment and a two-bedroom apartment, as well as parking for bicycles and cars at the rear of the building.

Plan to construct a new employment building following the demolition of an existing office in Cookham (22/00559/FUL)

Bracknell News:

A plan for the construction of a new employment building following the demolition of the existing Thames House office in Cookham has been submitted to council for approval.

The proposed development site is a vacant office block located on Cookham Road off Longshot Lane and forms part of the West Established Industrial Estate.

The site would be used for industries such as warehousing and distribution, manufacturing or light industrial, and could offer up to 68 full-time positions depending on the business that would eventually operate there.

The building would include 52 parking spaces for staff and visitors, as well as a 28m service yard for parking and loading logistics vehicles.

Plan to erect two new houses following the demolition of the existing house in Crowthorne (221194)

Bracknell News:

An application has been submitted for the proposed construction of two three-bedroom detached houses following the demolition of the existing four-bedroom dwelling in Crowthorne.

The land, located on Lower Wokingham Road, is currently occupied by a property called ‘The Birches’ in a residential area consisting mainly of two-storey detached houses.

The proposed new homes would be located on the established footprint of the original building and would ensure that no trees would need to be removed to accommodate them.

The submission also outlines plans for recycling facilities and on-site parking, as well as confirmation that current vehicle access should be maintained.

Project to convert a stable into a residential annex in Finchampstead (221986)

Bracknell News:

A plan has been filed which proposes to convert a stable into a residential annex for a disabled person in Finchampstead.

The site, which is located on Nine Mile Road, includes a U-shaped brick bungalow and stable, as well as another residential chalet.

The plaintiff is listed as disabled as a result of a stroke, which caused him balance problems. The intention is for the applicant to occupy the annex and for a family member to reside in the bungalow for day-to-day living.

The building would be converted to provide a utility room, kitchen, dining room, living room and two bedrooms. It would share utilities and bins with the main accommodation and would not be registered separately for council tax.
