Conversion of offices, Costco gas station in submitted plans
Take a look at some of the exciting town planning applications that have been submitted in our region this week.
One plan involves the construction of nine new homes on land in the village of Winkfield Row in Bracknell Forest, or another involves a plan to convert Crowthorne’s offices into apartments.
In Wokingham, the new owners of a 16th-century cottage asked to make changes to the historic house, and Costco in Reading called for a private gas station to be built for its customers.

Nine new houses to replace the current house at Winkfield Row (21/00868 / FUL)
The owners of the Larkfield House in Winkfield Row want to demolish it and replace it with nine new houses.
Larkfield is currently a 2.5 story house on Chavey Down Road, and it would be demolished to make way for an access road for the nine houses.
According to the submitted floor plans, eight of them would have four bedrooms and one of them would be a one bedroom house.
These new houses would be built on the land behind Larkfield. The cartographic images of the domain show some dependencies there.

It is not known if these buildings will also be demolished as part of the plans.
The requester submitted a design and access statement with the plan, but the link to the plan on the planning portal returns a “504 Gateway Timeout” message.
A project to demolish Larkfield and build 10 housing units on the land (reference 18/00119 / FUL) was turned down in September 2018.
Converting offices to apartments in Crowthorne (21/00870 / FUL)
The developers have asked to convert empty offices in Crowthorne into three one-bedroom apartments.
The plan concerns 283 High Street, a building that has been unoccupied for almost two years.
Now, the developers want to fit out the rooms on the first floor that once served as offices.
The first floor would have two bedrooms, with an attic conversion providing an additional bedroom.
Oddly enough, the accommodation of one of the new occupants would be on the ground floor, with a bedroom on the first floor being provided for them, according to the proposed floor plans.

An office on the ground floor of the building would be retained.
The proposal concerns the maintenance of the existing commercial / office space on the ground floor
and conversion and extension to provide 3 one bedroom apartments.
Loft conversion in historic town center house (Wokingham app 213388)

The owners of Rose Cottage in Wokingham want to transform the loft into a new bedroom.
The loft is currently used as storage space but the new owners want it to be transformed into a bedroom with en-suite shower room.
The plan also calls for major works inside the house so that it can be improved.

These include adding a partition, insulating the roof, adding skylights, and removing an existing wall between the kitchen and living room.
Because Rose Cottage is Grade II listed, the owners had to submit a heritage statement in support of the claim.
The Rose Street house dates back to the 16th century and served as a pub, first called The Cock Inn and later The White Hart Inn, before being turned into a home.
Request for private gas station at Reading Costco (Wokingham app 213223)
Costco has requested the construction of a new gas station for its members at its massive facility on South Oak Way, Reading.
In order for the gas station to be built, the parking lot needs to be reconfigured.
Costco is open to members only and currently has 17 gas stations.

If approved, the station will create three new jobs and provide 18 filling stations spread across nine pumping devices.
The company submitted a plan to build a gas station last year, but later withdrew it.
Although Costco is located north of the M4 in Reading, it is actually in the area of ââShinfield Parish, which is part of the Borough of Wokingham.
