Plans to build 99 houses near Thames Hospice submitted

OUTLINE plans to build nearly 100 homes on the former greenbelt near Bray Lake have been submitted.

Developers Shanly Homes and Summerleaze have asked the Royal Borough of Windsor and Maidenhead to build 99 flats and houses next to Thames Hospice on land south of Bray Lake, Windsor Road, Maidenhead.

This is a preliminary application, which means that the council is only considering the access, appearance, layout and scale of the project at this stage when a full planning application will be submitted later.

Developers offer a mix of accommodations, including two-, three-, four-, and five-bedroom homes and one- and two-bedroom apartments. Dwellings will be one to three stories high.

Forty percent of the houses offered are affordable while the rest will be market.

The houses are separated into six distinct characters. This includes Lake Frontage where the detached houses face Bray Lake and Mews Character where the houses are arranged in a courtyard.

The site is in the greenbelt, but the local borough plan adopted the fate of the greenbelt, which means that policies that used to protect green space no longer apply.

Pedestrian and cycle routes are offered through the site, linking Windsor Road to the public footpath at the western boundary. The proposed vehicular access must be taken from Windsor Road.

A 539m² public open space in the center of the site is also proposed as well as an area to provide ponds and ecological improvements in the northeast corner of the site.

The plans also include 218 parking spaces and 11 visitor bays.

The development would aim to ensure 10% future clean energy on site from renewable or low-carbon sources.

“The proposal constitutes a sustainable development as the proposed accommodation would be of high quality design, incorporating modern technology and sustainable building methodologies,” the design and access statement reads.

As this is a major request, it will probably be decided by the councilors sitting on Maidenhead‘s development management committee this year or next.
