Windsor Boots site to open as new hotel and restaurant
A new hotel will open in a regenerating Berkshire town center.
Canada Life developers have been given a building permit to construct a 116-bed hotel to replace a building described as “unattractive” in downtown Windsor.
New plans for the four-story site, which includes a restaurant and bar, were given the green light at a meeting held by the Royal Borough of Windsor and Maidenhead Development Management Committee on Wednesday, June 16 .

Plans are to partially demolish behind Boots in Peascod Street and redevelop the site into a four-story building with 116 rooms, a restaurant, bar and facilities at the back of the house.
The new hotel, which will be up to four stories tall, will face Mellor Walk and will be a ‘car-free’ development, as the developers believe tourists will visit Windsor via public transport, avoiding the need for parking.
The boots will be kept at the site, which was once a Woolworths, but at a reduced size. No hotel operator has been announced.
Canada Life initially submitted plans for a 125-bed hotel, but after consultation decided to scale it down to 116 to “reconfigure” the existing retail space.
Speaking at the meeting, Constable Matthew Williams urged councilors to approve the plans as the hotel will make good use of the “rare” site developed and enhance the character of the conservation area.
He also said it would boost the city’s economy by creating new jobs and local businesses could reap economic benefits from future tourists.
Windsor Councilor Amy Tisi (Lib Dem: Clewer East) has agreed that the hotel’s plan enhances the “dark zone,” but disagrees that the architectural designs will “enhance” the character of the area. Windsor Conservation.
She said: “I think it’s an improvement, but it remains to be seen if we need the hotel beds.
“We’re not sure how things will bounce back after Covid, but I hope that many visitors will come back to Windsor and make good use of it.”
